Technical Due Diligence (TDD)

A Technical Due Diligence (TDD) inspection focuses on the current condition of the building and determines the building’s repair needs. All necessary repairs are included in a building repair plan that covers the next ten years (the capex table).

Experts from the following fields participate in the preparation of the TDD:

  • Structural engineering
  • HVAC and automation engineering
  • Electrical engineering

The capex table includes a reliable estimate of the repairs and maintenance actions the building will require in the next ten years. You will receive the Technical Due Diligence report in the format of your choosing: Microsoft Word/Excel, PDF, etc.

Environmental Due Diligence (EDD)

An Environmental Due Diligence (EDD) report studies whether there are any risks pertaining to contaminants at the subject property. The analysis covers potential contaminants in both the building and the soil of the property. Raksystems offers Phase 1 and Phase 2 EDDs. A Phase 1 EDD focuses on potential risks and a Phase 2 EDD includes the required sampling.

You will receive the Environmental Due Diligence report in the format of your choosing: Microsoft Word/Excel, PDF, etc. Delivery on a CD or directly to your database is also possible

ESG DD

An Environmental, Social and Governance Due Diligence (ESG DD) examines issues such as the energy efficiency of buildings, greenhouse gas emissions, efficiency of water consumption, waste management, the environment, risks involving the environment and resistance. Furthermore, a sustainability certification and preliminary assessment are prepared, and stakeholder commitment is studied.
